Sarah E. Powers is the partner responsible for managing the foreclosure department of
Powers Kirn, LLC. She graduated with a Bachelors of Science degree from from the University
of Delaware in 1990, and received her Juris Doctorate from Ohio Northern University in 1994.
She is admitted to practice before all state and commonwealth courts in New Jersey and
Pennsylvania, in addition to the U.S. District Courts for the District of New Jersey and the
Eastern District of Pennsylavania and the Supreme Court of the United States. Ms. Powers has
been actively engaged in the handling of evictions and REO sales in addition to managing the
foreclosure department at Powers Kirn, LLC. Ms. Powers also has a general real estate practice
that includes providing closing and settlement services as she is also a licensed title insurance
producer in both New Jersey and Pennsylvania. Ms. Powers is a member of the American Bar
Association, the Pennsylvania Bar Association, the New Jersey State Bar Association, and the
Burlington County Bar Association. |

William M. E. Powers, Jr. is the partner responsible for managing the title curative and REO
department at Powers Kirn, LLC. He graduated with a Bachelors of Business Administration
degree from Wake Forest University in 1957, and received his Juris Doctorate from Temple
University in 1962. He is a member of the New Jersey bar. Mr. Powers is admitted to practice in
all state courts in New Jersey, the U.S. District Court for the District of New Jersey, the U.S.
Court of Appeals for the Third Circuit, and the Supreme Court of the United States. Mr. Powers
started his career in a general practice and began developing a practice with a mortgage
banking emphasis in 1975. Mr. Powers continues to have a general real estate practice in
addition to handling title and REO sales at the firm. Mr. Powers is also a licensed title insurance
producer in New Jersey. Mr. Powers is a member of the American Bar Association, the New
Jersey State Bar Association and the Camden and Burlington County Bar Associations. |

of Powers Kirn, LLC. He graduated with a Bachelor of Science degree from the University of
Southern California in 1981, and received his Juris Doctorate from the University of Miami in
1984. He is a member of the New Jersey and Pennsylvania bars. Mr. Powers is currently admitted
to practice in all state courts in New Jersey, the U.S. District Court for the District of New
Jersey, the U.S. Court of Appeals for the Third Circuit, and the Supreme Court of the United
States. Mr. Powers has also been actively engaged in the foreclosure, eviction and real estate
practices. Mr. Powers is a licensed title insurance producer in New Jersey. Mr. Powers is a
member of the American Bar Association, Pennsylvania Bar Association, New Jersey State Bar
Association, Bankruptcy and Banking Law sections, and Burlington County Bar Association.
Mr. Powers is a member of the American Bankruptcy Institute and an associate member of the
National Association of Chapter Thirteen Trustees. Mr. Powers served on the Chapter 13
Payment Dispute Committee in the U.S. Bankruptcy Court for the District of New Jersey in
2004. Mr. Powers also served on the Ad Hoc Committee of Practicing Foreclosure Attorneys
reviewing proposed court rule changes recommended by the Administrative Office of the
Courts for adoption by the Civil Practice Committee of the Supreme Court of New Jersey in
2006 and 2008. Mr. Powers is a charter member of USFN where he has served as a speaker
panelist at various roundtable functions. |

Edward W. Kirn, III is the partner responsible for managing the litigation practice at Powers
Kirn, LLC. Mr. Kirn graduated with a Bachelors of Science degree from Allegheny College in
1988, and received his Juris Doctorate from Ohio Northern University in 1994. He is a member
of the New Jersey and Pennsylvania bars. He is admitted to practice before all state and
commonwealth courts in New Jersey and Pennsylvania, in addition to the U.S. District Courts
for the District of New Jersey and the Eastern District of Pennsylavania and the Supreme Court
of the United States. Mr. Kirn has also been actively engaged in the handling of foreclosure,
bankrutptcy, eviction, and real estate matters. Mr. Kirn is a licensed title insurance producer in
New Jersey. Mr. Kirn is a member of the American Bar Association, New Jersey Bar Association,
New Jersey State Bar Association, Bankruptcy and Banking Law sections, and Burlington
County Bar Association. Mr. Kirn has served on the Ad Hoc Committee of Practicing Foreclosure
Attorneys reviewing proposed court rule changes recommended by the Administrative
Office of the Courts for adoption by the Civil Practice Committee of the Supreme Court of New
Jersey, and he has worked on developing materials for the training of the law clerks who serve
sitting General Equity Judges in the Superior Court of New Jersey. Mr. Kirn has been active
with the USFN for many years and has served on several standing committees of the organization.
He is currently serving a second term on the USFN’s Board of Directors. Mr. Kirn is
regularly a featured speaker at USFN roundtable events. He has served as a speaker at the
California Mortgage Bankers Association Conference and the MBA’s National Mortgage Servicing
Conference. Mr. Kirn has also submitted serveral articles which have been published by the
USFN and appeared in a USFN training video. |

Jill Manuel-Coughlin joined the firm in 2008 after working in private practice for several years. Ms. Coughlin graduated with a Bachelors of Arts degree from Bucknell University in 1988, and received her Juris Doctorate from Rutgers University School of Law in 1991. She is a member of the New Jersey and Pennsylvania bars. She is admitted to practice before all state and commonwealth courts in New Jersey and Pennsylvania, in addition to the U.S. District Courts for the District of New Jersey and all Districts of Pennsylvania. Ms. Coughlin has been actively engaged in the handling of New Jersey and Pennsylvania foreclosure and bankruptcy matters. Ms. Coughlin is a member of the New Jersey State Bar Association and the Camden County Bar Association, Debtor-Creditor Committee. |
